Congratulations on taking the first step towards owning a property on the beautiful Costa Blanca! The process here is straightforward and secure, but it does have a few specific steps that differ from other countries. Our goal is to make this journey smooth and exciting, not stressful.
To help you understand what lies ahead, we have broken down the buying procedure into three essential stages. From the moment you find "the one" to the day you get your keys, La Casa Blanca Estates will be by your side, guiding you every step of the way.
Step 1: Making Your Choice & Reserving Your Property
Once you have found your ideal property, the first formal step is to make a reservation.
- The Reservation Agreement: You will sign a simple contract with the seller or developer and pay a small deposit (typically between €3,000 and €6,000). This agreement takes the property off the market immediately.
- Why we recommend it: This secures the price and terms for you, guaranteeing that no one else can buy it while we prepare the next steps.
Step 2: Getting Your Finances in Order (NIE & Bank Account)
Before you can complete the purchase, you will need two essential things as a foreign buyer in Spain. We can assist you with both:
- The NIE (Número de Identidad de Extranjero): This is your tax identification number in Spain. You will need it for any major financial transaction, including buying a property, signing for utilities, and paying taxes. We work with expert gestors who can handle the application process for you, saving you time and paperwork.
- Spanish Bank Account: Opening a local bank account is highly recommended. It simplifies the process of transferring your funds and is necessary for setting up direct debits for your annual property taxes and utility bills (electricity, water, etc.).
Step 3: The Legal Completion (The Title Deed)
This is the final and most important step, where ownership is legally transferred to you.
- The Private Purchase Contract (Contrato de Arras): A few weeks before the final day, you will sign this more detailed contract. You will pay a larger deposit (usually 10% of the purchase price), which legally binds both parties to the sale.
- The Signing at the Notary (Escritura Pública): On the agreed day, we will meet at the notary's office. You will sign the public deed of sale (*escritura*) in front of the notary, pay the remaining balance, and receive the keys to your new home! The notary then ensures the deed is registered in the Property Registry in your name.
